PROBABLY no two statutes of recent date could be named, which affect the ordinary dealings with real and personal property to so great an extent as the two which are contained in this volume. The Vendor and Purchaser Act, 1874, the first of these in date, and the least ambitious in its aim, was introduced into the House of Lords by Lord Chancellor Cairns in 1874, and passed into law the same year, without apparently attracting any great attention. The Conveyancing and Law of Property Act, 1881, which is a statute not only of considerable length, but of a very miscellaneous character also, was originally introduced into Parliament by the same Lord Chancellor in the first session of 1880, but its progress was arrested by the dissolution of Parliament in the spring of that year. On the assembling of the new Parliament, the same Bill was re-introduced by Earl Cairns, who had ceased to hold office; but, after passing the Lords, failed to get beyond a second reading in the House of Commons.
